Why This KPI Is Useful
This KPI is a running record of the most troublesome plant equipment with respect to malfunctions, time, and expense for repair and comments about cause. This KPI focuses on the most persistent facility problems and does so with data. In my experience a KPI like this will become popular among employees.
Objective
Call attention to the most troublesome and serious maintenance problems affecting business. Develop a knowledge base for the most troublesome equipment to maintain. Use the knowledge base to review problems with the manufacturer or consulting engineer. Use findings to amend PM program or budget for replacement.
Managing Unfavorable Conclusions and Inferences
Work to move troublesome equipment off the list in a timely way. Do not transform the Top Ten list into a Top Fifteen or Twenty. Concentrate on the basics; a rigorous and disciplined PM program and a capital investment plan which limits the growth of deferred maintenance.
