Clean Copy Instructions

To: Transaction Coordinator

RE: Preparing the Clean Copy for Bank Signature

As you prepare the Clean Copy, pay particular attention to details. All items in the bank’s platform offer screen must match the winning offer Clean Copy in order for it to be submitted into the bank.

Include the following items when submitting the offer package to XYZ, REO Listing Agent:

1. Bank’s cover page: Make sure all contact information is filled out accurately and entirely for lender, selling agent, and buyer’s title company. It is imperative that this information is accurate and not left blank. In order for all parties to have seamless communication at all times, the information must be readily available.
2. State or local promulgated contract: Make sure all pages are initialed and signed where indicated.
3. Bank addendum: Ensure that there are no cross outs, changes, additional marks in any of the pages of the bank’s addendum.

   Ensure that each page of the bank’s addendum is initialed, and that all signatures are present.

4. Proof of the earnest money deposit (EMD): Wire is preferred, but if unable to wire, a copy of the check will suffice.
5. Lead-based paint disclosure: If home was built prior to 1978, insert the lead-based paint disclosure signed by the buyer.
6. Owner occupied certifications (OOC): Insert the OOC signed by selling agent and buyer.
7. Prequalification letter or proof of funds: A prequalification letter from buyers lender and/or proof of funds (if cash buyer) is required.
8. One PDF: Compile all files into one PDF, and email to XYZ, REO Listing Agent. If any additions are made in Adobe PDF, then please fax the document to our e-fax and combine into one file less than 2MB. Send the file to XYZ, REO Listing Agent using the proper naming convention in the subject line of the email (Ex-REO A1234_Clean Copy).

Please double check the accuracy of all eight steps above prior to emailing the Clean Copy.
